Lot Maintenance Guidelines

  1. keep grass and weeds cut and edged
  2. keep trees, bushes, and shrubs trimmed
  3. remove yard debris and place it in a neat pile on the curb for pick-up
  4. keep trash, rubbish and waste stored in containers with lids
  5. keep trash receptacles stored out of public view except on trash pick-up days
  6. no storing of construction materials and other equipment in public view
  7. no abandoned or disabled cars parked on public streets, easements or lots in public view
  8. no trailers or boats permitted on lots in public view
  9. keep motorized vehicles off grass, sidewalks or on county and utility easements
  10. keep swimming pools enclosed with a fence at least four feet high with a latched gate that cannot be opened by a child or a cover that cannot be removed by a child
  11. keep abandoned or vacant structures boarded as they invite vandals and attract rodents, animals and other pests
  12. no drying of clothes in public view
  13. no storage piles or accumulated rubbish
  14. no dumping of waste, furniture and construction debris on county easements and rights of way
  15. no unsanitary conditions likely to attract or harbor mosquitoes, rodents, vermin or disease-carrying pests

LOT MAINTENANCE CHARGES

HOA Assessments do not include the maintenance of private lots. When a lot or structure appears vacant or abandoned or is not maintained for an extended period of time, the Association has the authority to enter the lot and reasonably maintain portions of the yard and structure that are in public view that may become a hazard or nuisance to others.The owner of a lot will be billed for labor and materials when the Association brings a lot or structure into compliance. When a lot continues to require maintenance, the HOA will impose a daily fine of $25.00 until the lot is brougt into compliance in addition to seeking the reimbursement of all expenses associated with the maintenance performed. SIDEWALK WASTE DISPOSAL CHARGES $150 - $500 PER OCCURRENCE

Individual Owners are responsible for the disposal of household waste, fencing, tires, furniture, construction debris, mattresses, yard waste and any other item not deemed suitable for pick up on trash day by Best Trash. Harris County will no longer pick up large piles of yard debris, trash and wood fencing, etc. left on private lots and sidewalks throughout the neighborhoods in unincorporated Harris County and do not regularly remove debris from easements.  This burden falls on the Association. Effective July 1, 2025, when the Association's maintenance crew is tasked with removing waste or debris left on your lot or the sidewalk in front of your lot that is deemed unsuitable for pick up by Best Trash, you will incur maintenance charges ranging from $150 - $500 per occurrence, depending upon the scale of the debris, to cover our cost for labor, equipment, materials and landfill fees.  

DON'T LET HEAVY TRASH WEIGH YOU DOWN - FREE TRASH DROP OFF

Avoid paying heavy fees when the Association has to discard of your waste. You have the option of taking your heavy trash to a landfill or you can take advantage of free heavy trash drop off courtesy of Harris County every third Saturday of the month from 8am - 1pm at 15530 Miller Road. HARRIS COUNTY NUISANCE AND ABATEMENT

The Association may notify Harris County Nuisance and Abatement to assist in investigating and eliminating a nuisance or hazardous condition on a lot. Failure to comply can result in civil action or criminal prosecution. Examples of nuisances include accumulated rubbish, unsanitary conditions,
standing water, high weeds, dilapidated structures, standing water, and conditions that could harbor insects, rodents and vermin.
